New River, AZ Real Estate

New River, with a population of 10,700, founded in 1868, by Lord Darrell Duppa was originally a prominent stagecoach stop. For many years it was the end of the old Black Canyon Highway, which is Interstate 17, and for those continuing on to Prescott, it was only by a dirt road. In those days New River had a more certain future than today, as Phoenix was still miles away. Today, the sprawl of metro Phoenix has reached New River and no longer does it seem realistic that it will ever be an independent incorporated town. That near certainty does not detract, however from the identity of New River.

In fact in 1999, the New River/Desert Hills Community Association, Inc. was officially formed by the area residents by merging two other groups, the Desert Hills Improvement Association, Inc. and New River Community Association, Inc. in an effort to preserve the community and its life style as reflected by the Maricopa County Land Use Plan.
New River is a rural flavored community that offers tasteful homes on large lots with stunning views. New River homes are built to fit in with the high desert landscape they are encompassed by. It is not a community where you will find well manicured green lawns. You will however find large stately saguaros, bright yellow swaths of lantana, neatly trimmed sage bushes and assorted indigenous cactus species all carefully placed to showcase the beauty and variety of Arizona’s native desert plants. You will also find trails leading from homes and neighborhoods out to the surrounding desert where you may see someone leaving for a ride on a recreational vehicle or atop their favorite steed. You can find home priced from the low 100’s to over a million in New River.

It is a community that prides itself on its friendly character and readily welcomes new neighbors. New River is the place you move to when your home and great neighbors are what constitute the good life, as dining out in New River means dinner at a friend’s home, not the local restaurant. A night out in New River means a night spent at a friend’s house on the patio, enjoying great conversation around their fire pit under the twinkling stars in the expansive night sky. New River is just far enough away from the massive glow of the metro Phoenix city lights to really enjoy the night sky.

While New River is not a place where you will find the presence of the Valley’s largest employers, retailers, or large entertainment venues, they can all be found just a few minutes drive down Interstate 17 in the greater Phoenix metro area.
